1. Who These Terms Apply To

These Terms of Service ("Terms") apply to anyone who uses The Grant Map website at thegrantmap.com, including the Home research tools, the separate Farm & Rural map, the contractor directory, public widgets, and data API surfaces. The site is operated by StanHattie LLC, Waukee, Iowa, in the Des Moines metro ("we," "us," "our"). By using this site, you agree to these Terms.

If you don't agree, please don't use the site.

2. Information Accuracy, Please Read This

Always verify program details directly with the administering agency or organization before taking any action. Follow the cited source, which may be a general agency page rather than a program-specific application, and speak with the administrator before spending money, signing contracts, or making decisions based on what you read here. An Unknown funding status means current availability is not confirmed; it does not mean funding is open. Do not add amounts from separate records or assume that programs can coordinate unless each administrator's current written terms support it.

Farm & Rural is a separate public pilot. It uses its own vocabulary, privacy-minimal profile, reviewed rules, matcher, and program records. A Farm & Rural screening result is a research lead, not an eligibility decision, award decision, or finding that a property meets an administrator's current rural, farm, agricultural, utility, credit, income, or business definition. A city page's Local help section is a discovery aid. A named city, metro, or state provider appears only when the repair-assistance catalog also has a probable card for the same provider and named service. Curated national and state locator links are exceptions because their purpose is to identify where to ask. Neither a link nor a card proves service area, open intake, eligibility, funding, an amount, or an award. Purchase-only and down-payment records are outside the public home-repair surface and cannot qualify a provider for this section.

We are not responsible for any actions you take, or don't take, based on information on this site. This includes, but is not limited to:

• Applying for a program that has closed or changed its eligibility requirements
• Purchasing materials or hiring contractors in anticipation of grant funding
• Missing a deadline because information on our site was outdated
• Any financial decisions based on grant estimates or recommendations from our tools

3. Not Professional Advice

Nothing on The Grant Map is financial advice, legal advice, or tax advice. We are a research and information tool only. For advice specific to your situation, consult a qualified professional.

In particular:

• Tax credit information should be verified with a tax professional or the IRS
• Loan and financing information should be reviewed with a HUD-approved housing counselor or lender
• Legal questions about grant agreements or contracts should be reviewed with an attorney

4. Not a Government Agency

The Grant Map is an independent research tool operated by StanHattie LLC, a private company. We are not affiliated with, endorsed by, or representing any city, county, state, or federal government agency. We do not administer any grant programs.

Using this site does not constitute an application for any program. To actually apply for a grant, you must contact the program directly.

5. Contractor Directory

Our contractor directory lists local contractors who offer home-repair and improvement services. A homeowner request may follow research into possible assistance, but it is not proof that any program will fund the project. Listing is free; the first accepted compatible lead can use a free credit, and later paid leads require explicit acceptance at the price shown before contact unlock.

• We do not verify, guarantee, or endorse contractor licensing, insurance, quality of work, or any other aspect of their business
• Some listings are "unclaimed," meaning we created them from publicly available business records rather than from the contractor signing up. Unclaimed listings are clearly labeled as sourced from public records and not yet verified, they do not carry our "Grant-Approved" badge, and their presence is not an endorsement. A contractor can claim through the listing's claim page when a usable public business email is on file. A contractor may email support@thegrantmap.com to correct or remove an unclaimed listing; support email is not a manual claim route
• Automatic activation: a new registration that proves email possession, completes the required profile, and passes the deterministic duplicate, abuse, disposable-domain, and service-area checks activates automatically. An existing public-record listing activates automatically after email-link possession proof sent to its usable public business email on file, required profile completion, and clean deterministic duplicate and contact-revalidation checks. A listing without a usable public business email is not claimable today; there is no SMS-code or manual possession-proof path. A record that does not pass stays pending with reasons visible to the contractor. Activation is an account state, not an endorsement, badge, license or insurance verification, or lead entitlement.
• Listing and claiming are free, and no card is required. Every matching contractor listed in the directory for whom we have a usable business email may receive the same contact-free offer, whether the listing is claimed or unclaimed. Claiming or automatic activation never unlocks homeowner contact information. Exactly one eligible contractor can unlock each lead, and our database enforces that one-contractor limit. Contact unlock requires the contractor to claim the listing, satisfy the account requirements, sign in, submit an explicit acceptance for that exact offer, and be the first to finalize a current accepted entitlement. A free-credit offer becomes a zero-dollar accepted entitlement only after that signed-in acceptance and only if it finalizes first; opening an email does not consume the credit or reveal homeowner details. Later paid offers show the exact one-time catalog price before acceptance. A paid entitlement unlocks only if the exact displayed charge finalizes first. If no card is saved, Stripe collects one during the first paid-lead checkout and may save it for later one-time charges. Once the first acceptance finalizes, all other offers close without a charge, free-credit use, or contact disclosure. Paid leads that pass the sellability checks range from $20 to $500. The exact one-time price is shown before acceptance and reflects the job, its scope, the local market, and lead quality. A lead with insufficient core information is not sold at a lower price. Declining or ignoring an offer costs nothing; there is no lead subscription.
• Junk-lead review: if an accepted lead has a disconnected or invalid contact method, is a duplicate of a lead you already received from us, or is outside the service area you registered, report it to support@thegrantmap.com within 7 days of acceptance. The report is eligible for review, not automatic approval. If we approve it, we may issue a refund to the original payment method or a lead credit, at our discretion. Leads that simply do not convert are not eligible; a lead is a project introduction, not a guaranteed job or funding award.
• We are not a party to any agreement between you and a contractor you find on this site
• Any disputes between homeowners and contractors are entirely between those parties, we have no involvement and no liability
• We reserve the right to remove any listing at our discretion, including for complaints or violations of our policies
• Always verify contractor licensing with your state licensing board and get multiple quotes before hiring

6. Refund Policy

Refunds depend on what you bought:

• Per-lead charges (contractors): a disconnected or invalid contact, duplicate, or out-of-area lead reported within 7 days of acceptance is eligible for the review described in Section 5. A report is not an automatic refund or credit. If approved, we may refund the original payment method or issue a lead credit. Leads that simply do not convert into a job are not refundable; a lead is a project introduction, not a guaranteed job or funding award.
• Dataset / API licenses: an existing accepted or signed customer agreement controls its own billing, renewal, cancellation, refund, and continuity duties. Section 15 is effective 2026-07-27 and governs the public standard scope. The assisted pilot is not currently an approved purchase, so no pilot refund, cancellation, credit, renewal, or post-pilot data term is offered or approved.
• Sponsorships: billed monthly. To stop renewal, email support@thegrantmap.com before the next billing date; the placement ends at the close of the paid billing period. No pro-rated refunds for partial periods.
• Homeowners: our current homeowner charge for using The Grant Map is $0 and we do not take a share of grant funds, so there is no Grant Map homeowner-use charge to refund.

We initiate an approved refund to the original payment method or record an approved lead credit. Stripe and the receiving financial institution control when a refund appears after initiation, so timing varies. Questions: support@thegrantmap.com.

7. Embeddable Widget License

If you use our embeddable grant lookup widget on your website, we grant you a limited, non-exclusive, revocable, non-transferable license to embed and display the widget for informational purposes.

The current public widget is a The Grant Map-branded Home city finder. It opens a selected Home directory and does not collect applicant information, screen eligibility, identify the embedding partner, include Farm & Rural records, or grant a white-label or data-redistribution right.

You may not:

• Modify, reverse-engineer, or extract the widget code for any other purpose
• Represent the widget as your own product
• Use the widget in a way that violates these Terms

We may revoke this license at any time. If we update the widget, we'll make reasonable efforts to maintain backwards compatibility.

8. Affiliate Disclosure

Some links or quote modules on this site may be affiliate or referral placements; where they appear they are labeled. If you click one and purchase or request a quote, we may earn a commission or referral fee at no additional cost to you. See our Affiliate Disclosure for details.

9. User-Submitted Content and Data

When you submit information through our forms (address lookup, interest forms, data correction requests, etc.), you grant us a non-exclusive, royalty-free license to use that information to operate and improve The Grant Map. This includes using your address to match you with grant programs and using feedback to improve our data.

Testimonials and reviews. If you submit a story or review through one of our invitation links and check the publication consent box, you additionally grant StanHattie LLC a non-exclusive, royalty-free, worldwide license to publish, display, and excerpt that content on The Grant Map and in our materials, attributed with your first name, last initial, and city only. You may withdraw this consent at any time by emailing support@thegrantmap.com and we will remove the published story within a reasonable period. We may edit for length or clarity without changing meaning, and we may decline to publish anything.

You represent that any information you submit is accurate and that you have the right to submit it.

10. Limitation of Liability

To the maximum extent permitted by applicable law, StanHattie LLC's total liability for any claim arising from your use of The Grant Map is limited to the amount you paid us in the 12 months preceding the claim. For free users, that amount is $0.

We are not liable for any indirect, incidental, special, consequential, or punitive damages, including lost profits, missed grant opportunities, or contractor disputes, even if we were advised such damages were possible.

Some states do not allow limitation of consequential damages, so this limitation may not apply to you in full.

11. Disclaimer of Warranties

The Grant Map is provided "as is" and "as available" without any warranty, express or implied. We do not warrant that the site will be uninterrupted, error-free, or that the information will be complete, accurate, or up to date.

12. Governing Law and Venue

These Terms are governed by the laws of the State of Iowa, without regard to conflict-of-law principles. Any legal action arising from these Terms must be filed in the state or federal courts located in Polk County, Iowa.

13. Changes to These Terms

We may update these Terms from time to time. When we do, we'll update the "Last updated" date at the top. Continued use of the site after changes are posted means you accept the updated Terms.

14. Legacy SMS Compliance and Support

Listing possession proof is email-only. The Grant Map does not offer text-code claiming or send listing-claim verification codes by SMS. A public-record listing without a usable public business email on file is not claimable today, and support does not substitute a manual possession-proof route.

• The separate authenticated legacy inbound SMS boundary remains active to honor supported STOP, START, and HELP commands. It is a compliance and support boundary, not a claim path.
• STOP records an SMS suppression. START removes that suppression. HELP returns product support information. Twilio or the carrier may also process these supported commands and send a required acknowledgement.
• Message frequency is limited to replies required by a supported inbound command. Message and data rates may apply.
• We do not send proactive homeowner, marketing, promotional, project-offer, or cold-outreach texts.
• A separate founder-only receipt after a positive paid-lead settlement is an internal operations notice. It does not provide claim proof, contact a contractor, or change homeowner-contact access.
• For help or to record an account-level opt-out, email support@thegrantmap.com.
• We do not sell phone numbers. Mobile carriers are not liable for delayed or undelivered messages.
• Full legacy SMS command and opt-out details are published at thegrantmap.com/sms-opt-in.
• See our Privacy Policy for how we handle SMS command and suppression data.

15. Dataset Licensing and API

Owner approved. Effective date: 2026-07-27. This section does not alter an existing accepted or signed customer agreement. Public sample, schema, health, readiness, and OpenAPI endpoints support technical inspection. A bounded evaluation key may be approved for a limited non-production use. An inquiry, evaluation key, checkout return, or payment attempt does not by itself create a production or paid license.

• Home scope only. The standard program API and data-license contract cover the Home program corpus. Farm & Rural is a separate public pilot with its own vocabulary, profile, rules, matcher, and records. Farm & Rural records are not silently included in the Home sample, schema, evaluation, API license, bulk scope, or correction contract.
• Evaluation boundary. A bounded evaluation is not a production license. It does not authorize production reliance, raw redistribution, resale, an automated eligibility or credit decision, or access outside the approved geography and period.
• Permitted use and attribution. Standard licensed access is limited to one licensed organization and one named approved product. User-facing surfaces that display the data must attribute it ("Program data by The Grant Map"). Reselling, redistributing, republishing, public mirroring, white-labeling, OEM use, sublicensing, or using the raw dataset for other customers is not included or offered by these public Terms. Any exception, if ever available, would require separate owner, rights, economics, attribution, and counsel review plus an accepted written agreement.
• Credentials and personal data. Keep an API key in a server-side secret and never place it in client JavaScript, a URL, a screenshot, a ticket, or source control. The program API does not accept or return homeowner profiles, applicant records, contractor leads, or private administrator records. Do not send applicant files or sensitive personal information through API queries, evaluation notes, or correction reports.
• Access and limits. Access is subject to the approved scope, expiry, key status, and published hard rate limits and may be suspended or revoked for abuse, non-payment, expiry, out-of-scope use, or breach of the applicable agreement. A hard limit does not create an automatic overage charge.
• The data is informational and provided "as is." We do not warrant that every figure, status, URL, or deadline is current. A resolving URL shows only that the URL resolved; it does not confirm every stored fact. The administering organization's current written terms and direct confirmation control.
• Reliance and routing. The dataset is a discovery layer, not a grant processor. Products must surface each cited URL with a warning that it may be a general agency page, and direct users to confirm program identity, eligibility, amounts, funding, deadlines, and the application route with the administering organization before acting.
• Sale-readiness gate. New self-serve paid checkout is available only while our public readiness endpoint identifies a dated strict fact audit for the exact served corpus and reports that the published link-health thresholds pass. The readiness snapshot and its digest are bound to the Stripe checkout record. Passing this operational gate is not a warranty that every record is up to date or correct.
• File and snapshot delivery. No bulk export, flat file, or snapshot is currently purchasable or deliverable. An internal versioned and checksummed candidate is not a customer delivery channel. File delivery remains blocked unless every included source domain has a current reviewed rights decision and the exact scope has an approved private storage, buyer authorization, delivery receipt, revocation, retention, and deletion process. An API license or inquiry does not promise a file.
• Assisted pilot status. The 90-day assisted pilot remains an offer hypothesis held for manual scope, retention, source-rights, operational, and agreement review. It is not available for self-serve checkout, and no payment, start date, key delivery, renewal, credit, cancellation, refund, or post-pilot data treatment is offered or approved.
• Billing and renewal. An annual license actually purchased through an approved self-serve checkout is billed through Stripe and renews automatically each year at the rate in effect for that license. Charter rates remain governed by their existing accepted or signed terms. Cancel before the renewal date by emailing support@thegrantmap.com; no further renewal charge occurs and the API key is revoked when the subscription term ends.
• Continuity limits. No final file or snapshot can be promised today. An existing accepted or signed customer agreement controls any shutdown notice, refund, transition, or cease-use duty; these public Terms create no additional continuity duty. Any future final file requires a separately reviewed written agreement and the rights and delivery gates described above.
• No service-level promise. These Terms do not create an uptime percentage, service-level agreement, correction response time, support response time, update frequency, or guarantee that any program or funding remains available.
